Sentosa Cove may seem like a logical choice for foreign investors looking for a landed property in land scarce Singapore. However, there are other parts of the city-state where foreigners can still purchase landed homes but without costing an arm and a leg.

Mention landed homes in Singapore and the first thing that comes to mind for a foreign buyer is Sentosa Cove.In fact, this is the only place in Singapore that a foreign investor can buy a landed home. However, there is a catch. Owning a home in this exclusive enclave though comes with its relatively high million dollar price tag.

A quick check on the Urban Redevelopment Authority’s (URA) Realis system showed that five bungalows on Sentosa Cove changed hands this year at between $10 million to $21.25 million in the months of April and March respectively.Well, TG Master Pte Ltd, hears your cry for help and has introduced a limited selection of landed properties within Skies Miltonia.

A joint venture between TG Development and Master Contract Services, Skies Miltonia is one of the last development in Singapore permitted by the Urban Redevelopment Authority  (URA) to build strata landed houses with a condominium development, with condominium status.

Also known as foreigner eligible townhouses (FETs), this makes it an attractive proposition for investors looking for a landed home but with full condominium facilities.

2.   Luxurious Lifestyle

Townhouses have become as rare as a gold dusts in Singapore as of 3 April 2012. Since then, the URA has disallowed the development of townhouses to close loophole which previously had allowed foreigners to buy strata landed homes without gaining approval from Singapore’s Land Dealings Approval Unit (LDAU).
While the URA does not provide the exact data by townhouse types, the supply for such homes is extremely limited as only a few developments including Skies Miltionia had managed to obtain this approval. Moving forward, this will provide the last window of opportunity for foreigners to buy such FETs as they have become increasingly rare. This will mean good capital appreciation of FETs in the near future since its supply will be far and few between as Singapore has set its sight to achieve a projected population of 10 million by 2030.
With Skies Miltonia being among one of the last development in Singapore permitted by the URA to build such townhouses, this has made owning such homes a rarity especially in land-locked Singapore. Definitely a gem too good too miss!

3.   Limited Edition

When buying a landed property in Singapore, foreigners are subjected to various restrictions such as land size and area. For example, foreigners cannot purchase a landed property in a Good Class Bungalow (GCB) area and not more than 15,000 sq ft in size. In addition, they have to fulfil a minimum occupation period (MOP) of five years. This is on top of the  stringent approval process from LDAU.
Fortunately, at Skies Miltonia, its FETs are not subjected to the above conditions. Foreigners can also buy and sell their properties freely. In addition, townhouses buyers are not subjected to capital gains tax in Singapore. Collectively, all these factors have made its townhouses an attractive proposition.

4.   Landed property but without any restrictions

You heard that right! To assist buyers, TG Master is offering an Enhanced Deferred Payment Scheme which enables flexibility for purchasers. Buyers will only need to put a 20 per cent option fee for a two-year option to purchase the property. In these two years, you do not need to serve any mortgages, maintenance fees or property taxes. Simultaneously, you will also be granted a master tenancy of your unit fully at your disposals. This flexibility allows you to either stay or rent out the unit. Think about it. EDPS does not only make it easier for you to own a house but also the flexibility to plan for your finances while living it up at Skies Miltonia or for rental income.
